These terms apply to your use of this website, operated by Shambala (Saturday Style Co., Ltd., Saturdays Residence, Soi Saturdays, Rawai, Phuket, Thailand). By using the site you accept them. If you don't agree, please don't use the site.

1. What we do

Shambala is a real-estate agency in Phuket. We help people find properties to rent or buy, arrange viewings and introductions, and help owners rent out or sell their property. This website is for information; no agreement to rent or buy is made through it.

We are usually paid a commission by property owners, developers or partner businesses. Our service to people renting or buying is free unless we agree otherwise with you in writing. Partners we introduce you to are independent businesses responsible for their own services.

2. Listings and prices

  • Listings are based on information from owners, developers and partner agencies. We check it carefully, but we can't guarantee that every detail is complete, current or error-free.
  • Prices, availability, payment plans and specifications can change at any time and are confirmed only in a written offer or contract. “From” prices are starting prices.
  • Images may include developers' renderings, show units or photos taken at a different time; they may not show the exact unit. Locations are approximate.
  • Currency conversions are approximate and for reference only.

3. No professional advice

Our articles, guides, area pages and tools, including the rental yield calculator, are general information. They are not legal, tax, financial, investment or immigration advice and may not suit your situation. Rental income, yields and price growth are never guaranteed. Before you pay a deposit or sign anything, have the property, title, ownership structure and contract checked by your own independent Thai lawyer.

4. Bookings and payments

The website takes no payments. If we help with a booking or handle a payment, our Bookings & Refunds policy and the written terms we send you before you pay apply.

5. Using the site

  • Please give accurate information in our forms and use the site lawfully.
  • Don't copy, scrape or republish our content or photos without permission. Text, design and our own photos belong to Shambala; other images are used with the permission or licence of their owners.
  • Links to other websites and apps (such as WhatsApp, Telegram or partners' sites) are for convenience; we're not responsible for their content or policies.

6. Liability

We provide this website “as is”. To the extent Thai law allows, we are not liable for loss arising from reliance on information on the site, from decisions you make based on it, or for indirect or consequential loss. Nothing in these terms limits liability that cannot be limited by law, including for fraud or gross negligence.

7. Privacy

How we handle personal data is explained in our Privacy Policy and Cookie Policy.

8. Law and disputes

These terms are governed by the laws of Thailand, and the Thai courts have jurisdiction. If you have a complaint, please contact us first; we'll try to resolve it quickly and fairly.

9. Changes

We may update these terms; the current version is always on this page with its date.
