For owners

PROPERTY MANAGEMENT

Your villa or condo in Phuket, looked after while you’re away: tenants, rent, bills and repairs handled, with a clear report every month.

Two ways we can manage it

Long-term rental

Steady income from a tenant on a 6–12 month lease.

  • Finding and screening tenants, viewings and the contract
  • Check-in and check-out with a photo inventory
  • Rent collection and deposit handling
  • Electricity, water, internet and common fees paid on time
  • TM30 registration of your tenant with Immigration
  • Repairs and maintenance arranged with trusted local technicians

Holiday rental

Higher income in the high season, guests booked by the night or week.

  • Listing and pricing by season, bookings and guest messages
  • Guest check-in and check-out, in English and Russian
  • Cleaning, linen and pool care between stays
  • Inspections after every stay
  • Everything in long-term management, plus the extra care guests need

Every month you receive

  • A statement: rent received, bills paid, any repair costs, your payout
  • Photos from the latest inspection
  • Anything that needs your decision, with our recommendation

Fees

One monthly fee, a percentage of the rent actually received, agreed in writing before we start. No fee for months your home is empty. Ask us for a quote for your property.

Tell us about your property

We’ll reply with how we’d manage it and a quote. No commitment.

QUESTIONS & ANSWERS

How much does property management cost?

One monthly fee, a percentage of the rent you actually receive, agreed in writing before we start. Long-term rentals cost less to manage than holiday rentals, which need guest check-ins and cleaning between stays. If the home is empty, you don't pay a management fee.

I live abroad. Can you manage everything for me?

Yes. Most of the owners we help are abroad. We find and screen tenants, handle check-in and check-out, collect the rent, pay the bills, arrange repairs and send you a report with photos every month.

Long-term or holiday rental: which earns more?

Holiday rental can earn more in the high season, but it has more costs, more wear and empty weeks in the low season, and a stay under 30 days in a private home may need a hotel licence. Long-term rental gives steady, predictable income. We'll look at your property and tell you honestly which suits it.
