Phuket Holiday Rentals 2026: What a Night Costs, Area by Area
· Shambala Editorial

How much does a holiday villa or condo in Phuket really cost per night, and how much does the area change the price? Instead of guessing, we looked at the 125 holiday rentals we currently list across the island and worked out what a typical night costs in each area.
Two things to know before reading the numbers. They are starting nightly rates, the lowest price each owner currently asks, so Christmas, New Year and Chinese New Year will cost more. And “typical” means the median: half of the homes in that area are cheaper, half are more expensive.
Condos: price per night by area
| Area | Listings | Typical night | Range |
|---|---|---|---|
| Nai Yang | 5 | ฿7,900 | ฿4,560–8,800 |
| Layan | 14 | ฿6,700 | ฿4,330–14,000 |
| Bang Tao | 12 | ฿6,200 | ฿1,200–15,000 |
| Surin | 4 | ฿6,100 | ฿2,690–8,380 |
| Laguna | 27 | ฿5,500 | ฿1,870–16,800 |
| Rawai | 14 | ฿2,400 | ฿1,130–20,000 |
| Mai Khao | 6 | ฿2,400 | ฿1,300–7,420 |
| Nai Harn | 10 | ฿1,700 | ฿1,200–4,500 |
The pattern is clear. The north-west beaches, Nai Yang, Layan, Bang Tao, Surin and Laguna, cost roughly two to three times more than the south. They are newer resort-style developments, close to the airport and to beach clubs, and many sit inside resort complexes with shared pools and gyms.
The south of the island, Rawai and Nai Harn, is the best value: a typical condo there costs ฿1,700–2,400 a night. It is also where many long-stay expats live, with cafés, gyms and the calmest beaches in the green season. Mai Khao, in the far north near the airport, is similarly affordable.
Villas: price per night by area
| Area | Listings | Typical night | Range |
|---|---|---|---|
| Layan | 6 | ฿15,700 | ฿6,380–35,000 |
| Bang Tao | 5 | ฿15,300 | ฿5,650–17,000 |
| Nai Harn | 4 | ฿12,400 | ฿6,800–17,000 |
| Rawai | 4 | ฿7,500 | ฿6,220–15,430 |
A private pool villa in Layan or Bang Tao typically starts around ฿15,000 a night. In Rawai you will find villas from about ฿7,500, roughly half the price, often with more space and a quieter street.
How size changes the price
| Home | Typical night |
|---|---|
| Studio condo | ฿3,400 |
| 1-bedroom condo | ฿4,500 |
| 2-bedroom condo | ฿5,800 |
| 3-bedroom condo | ฿7,700 |
| 2-bedroom villa | ฿6,400 |
| 3-bedroom villa | ฿15,000 |
| 4-bedroom villa | ฿21,600 |
For a family or a group, a 2-bedroom condo is often the best value per person. The big jump comes with 3-bedroom pool villas, where you pay for the private pool, the land and the privacy.
Staying a month or longer?
Don’t simply multiply the nightly rate by 30. Many owners give a much better rate for a full month or more, especially outside the peak weeks, and a 6–12 month lease is cheaper still. Our guide to high season vs low season shows a real example of how much the length of stay changes the monthly price.
Before you book, check
- What the price includes: cleaning, linen, Wi-Fi and especially electricity, which is often charged by the unit.
- The security deposit and when it is returned.
- Your exact dates. The same home can cost noticeably more over Christmas and New Year than in early November.
- Distance to the beach in minutes on foot or by scooter, not just “near the beach”.
The bottom line
If you want the beach-club lifestyle, budget for the west coast: around ฿5,500–7,900 a night for a typical condo, and from ฿15,000 for a pool villa. If value and a relaxed, local feel matter more, look south to Rawai and Nai Harn, where the same budget gets you far more space.
